It isn’t all about real estate in my life. There are actually other things going on. For one the continuing renovation of our farmhouse in Mount Airy (aged circa 1860). Purchased in 2004 for a good price which included almost 6 acres of land. Renovations so far include the kitchen (which was a large addition by the previous owners in the early 90s. Now it has stainless steel appliances, granite TILE counters (much cheaper), Australian cypress flooring. The dining room, office, family room, main level full bath and two bedrooms are pretty much done for now….. as is the plumbing (from copper to pex) and the majority of the electrical wiring (some of which was a bit dangerous previously).
Biggest issue has been no central heat system this winter. The old steam radiators are out but we didn’t quite get around to putting in the new thermal loop heat/ac system yet! We have been managing with a very effective (new but looks old) pellet stove and a couple of electric heaters. Even so if the temps drop below a certain number we are COLD!! The new piping has frozen a couple of times (luckily pex does not break) but now we have put an extra heater in the cellar to help keep it just above freezing!

Have lots of advice for anyone considering purchasing an old home…..!

March is here and the market is still cool. In order to sell you must have the BEST condition and the BEST price, then you have a chance at selling your house. Buyers are finding it difficult to make decisions still. Until the status quo changes a bit we will continue to have this market.
Anyone selling and buying in our area will really come out ok. Whatever they “lose” on the sale of their house they should gain on the purchase of the next home with some aggressive negotiation. So, not such a bad time to buy at all!
If you are a first time buyer, it is a great market. Seller concessions, low pricing and choice!!!!….. As long as you intend to stay in the house for a few years it will be a good investment.
Postlets.com is my favorite newest discovery for real estate marketing! It allows agents to create a real estate classified listing and functions as a syndication platform. What that means is that we create a property listing just once (it even gets its own webpage), and then it gets distributed to many of the leading classifieds sites and search engines. We also use it for our weekly Craig's List ads - it provides us with the html code!
