Ten Things Sellers Really Want from their Agent

1. We deliver what we say we will do!


2. We make honest recommendations about "getting your home ready to show." We can provide you with a list of vendors we use and trust if you need work done. We can help you with suggestions for those “touches” that help a house to show well.


3. Frequent communication is our norm. We will let you know what to expect from us and keep you updated every step of the way. Many agents will list your home and then dissappear. Not us! We will inform you about showings on a daily or weekly basis (depending on your preference) either via e-mail or a phone call. We will also update you about changes in the marketplace that may affect the sale of your home.


4. We are honest but tactful. Sometimes we do not want to hurt our Sellers' feelings... but that can spare you from the truth. This ends up backfiring if you are not receiving offers on your home. We will report on feedback from the market so we can make any adjustments if necessary .


5. Marketing Report. We will provide you with a written marketing plan when we list your home and then update you regularly with information on your showings, your marketing (including copies of newspaper or magazine ads), buyer or agent feedback and any other information that will be helpful to you in understanding our progress.


6. Contracts. We will give you a sample copy of a contract so you know what to expect. We will discuss the various pitfalls of the way the contract is written and provide you with the very best information to help navigate the contract. We know what to look for and represent your best interests!


7. Under-contract to settlement. We will inform you of all the important dates and stay on top of them. We will be in close contact with the buyers lender to ensure their financing is on track.


8. Inspections. Once the home is inspected and the report is delivered we will work through any inspection issues that are presented to us.


9. We follow through. We dot all the I's and T's. All our transactions close because if there is a problem we know about it immediately and do everything we can to address the issue at hand.


10. We check your closing figures to make sure they are accurate and attend the closing with you!
